Jiangnan Cultural Park
Jiangnan Cultural Park is a key project of Anhui province's "861" plan and Tongling City's "11th Five Year Plan" cultural tourism industry development. It is adjacent to the copper Cultural Park in the East, Tianjing Lake in the south, and the Yangtze River and LiMao mountain in the West. It is an important part of Tianjing Lake scenic spot, a national 4A tourist scenic spot. China Jiangnan Cultural Park covers an area of about 160000 square meters, surrounded by water. The total construction area of the project is 226000 square meters, and the planned investment is 1.66 billion yuan, which is divided into three phases. There are eight scenic spots, including the central square, China Bronze Culture Exhibition Hall (copper government), Jiangnan Culture Food Street, Jiangnan tea culture city, Jiangnan antique culture city, China Wannan ancient Nuo folk custom exhibition hall (Theater), China Jiangnan academy and Wannan seal gallery.
Scenic spot construction
The first phase of the project has a construction area of 63000 m2 and an investment of 320 million yuan. It is composed of eight cultural elements: bronze culture, national culture, tea culture, leisure culture, wedding culture, food culture, stone culture and train culture. Since the first phase was put into operation in October 2008, it has received a total of 1 million tourists, including state and ministries, envoys abroad, returned overseas Chinese and provincial and municipal leaders
More than 200 visits were made. It has played a positive role in improving the city appearance and landscape, enhancing the city image and the level of tourism reception, solving employment problems, promoting industrial restructuring, and promoting regional culture. The construction area of the second phase of the project is about 84000 m2, with a total investment of 800 million yuan. It is composed of seven cultural elements including water leisure culture, bar culture, film and television culture, vegetarian culture, animation culture, Fengdan culture, folk culture village and Kaiyuan International Hotel in tongquetai, Anhui Province. The second phase of the project was started in August 2009 and put into operation in December 2011. As the venue of the two "Anhui folk culture festivals in China", it is also a collection of seven cultural elements and cultural leisure units, such as the ancient stage of folk customs, food street, Yuanchen hall, Baigongfang, Wufu garden, wuxinglou, etc. the folk culture village of Jiangnan Culture Park has been awarded "Anhui intangible cultural heritage transmission base" and "Anhui cultural industry demonstration base" ”It has become another important platform to promote the protection and dissemination of folk culture. The construction area of the third phase of the project is 83000 m2, and the estimated investment is 540 million yuan. It is composed of commercial port culture, post station culture, narrow courtyard bar street, large shopping mall and large self-care and leisure club under planning. It is expected to be completed by the end of 2013.
Significance of construction
After the Jiangnan Cultural Park is fully completed, more than 5000 new jobs will be created, which will make a positive contribution to the development of labor and social security in Tongling City. At the same time, Jiangnan Cultural Park will become a heritage base, which will arouse the attention of the society to folk culture and the interaction of the industry to the essence of folk art. Jiangnan Cultural Park is bound to further enhance the overall image and tourism taste of Tianjing lake. It will also play a positive role in promoting Tongling City's "two mountains and one lake" tourism, building Tongling City's new foreign highlights and Anhui cultural tourism brand, carrying forward Huizhou culture and copper culture, and expanding its external visibility.
Expected benefits
The average selling price of commercial housing is 1250 US dollars per square meter (10000 yuan per square meter) and that of residential housing is 500 US dollars per square meter (4000 yuan per square meter). Based on this, the following estimate is made for the income of the project (the benefit is based on the situation in 2007)
1. Commercial housing sales: 131.25 million US dollars (1.05 billion RMB): 105 thousand square meters × 1250 US dollars / square meter;
2. 19 million US dollars (152 million RMB): 38000 square meters × 500 US dollars / square meter;
Total: 150.25 million US dollars (1.202 billion RMB).
