In the Song Dynasty, Qingming shanghetu was a typical commercial street. As large as a city, as small as a small town, they are trying to develop distinctive commercial pedestrian street. There is no doubt that the commercial pedestrian street has become a beautiful city reception hall. From "street" to "commercial street" and from "commercial street" to "commercial pedestrian street", the leap of three concepts leads to the change from "walking, shopping" to "leisure shopping, enjoying life". development history
Globally, the development of commercial pedestrian street can be divided into seven stages
The first period: market trade;
The second period: vendors began to enter stores slowly, forming a pattern of stores, forming different numbers and sizes of stores on both sides of the road;
The third period: with the development of commercial pedestrian street, some places formed small commercial centers;
The fourth period: the emergence of large commercial pedestrian street;
The fifth period: after the standardized shopping malls and supermarkets have been added to the circulation field, they have actually increased the structure of commercial pedestrian streets
The key force has been strengthened;
The sixth period: in the 1960s, the commercial pedestrian street entered a low period because the middle class moved to the suburbs;
The seventh period: shopping mall was added to the commercial pedestrian street, and the trend of shopping, culture and entertainment, leisure and Exhibition appeared,
Commercial Pedestrian Street began to get great development in various countries.
Existing problems
With the development of economy, people begin to realize that many large cities in China are not suitable for walking. In the late 1990s, people are more and more nostalgic for the city that used to be able to "walk". Marked by the construction of Wangfujing pedestrian street in Beijing, China's commercial pedestrian street has entered a period of rapid development. However, in the current "campaign" in which major cities in China rush to build commercial pedestrian streets in full swing, demolish and reform, there are many unsatisfactory aspects.
Single mode
The development of commercial pedestrian street in China is still at a low level of imitation and replication, or blind construction level, either copying the Western model, or simply retro. In the planning, the most important factor has been ignored, that is, people-oriented. The ultimate goal of commercial pedestrian street is to serve the target customer group. If the human factor is not considered and the commercial street is not planned and designed according to the consumer behavior, the probability of success of the project will be greatly reduced.
Commercial and cultural separation
The "disconnection" here is mainly reflected in two aspects: on the one hand, excessive pursuit of commercial interests, at the expense of traditional culture and environment. Many cities are reconstructing the old commercial pedestrian streets, but after the "face changing" of the pedestrian streets, the tradition is mixed with the modern, and the modern is crammed with the tradition. For business operators, the old commercial street is non renewable tourism resources, cultural resources and commercial resources, and its commercial value is unique and non replicable, which is also the advantage of the old commercial street. The cultural environment will be destroyed and the commercial interests will be greatly reduced.
On the other hand, cultural factors are overemphasized. The cultural atmosphere and urban functions of a century old city are different from those of a new city, so we should not blindly emphasize culture and characteristics. It's good that people can feel the special atmosphere and culture of the times and cultivate their sentiment on those famous commercial pedestrian streets. However, the core function of commercial pedestrian street is commercial activities, and cultural entertainment can only be the additional function of commercial pedestrian street. Commercial interest is the first priority, and culture should serve commerce. Food culture, wine culture, tea culture, clothing culture, fashion consumption itself is not culture? As long as the positioning is accurate, it does not seek the characteristics, the characteristics show naturally, and the culture appears naturally. Small cities do not have a long history, but there are also thriving commercial pedestrian streets. Therefore, those commercial pedestrian streets which are full of poetic and edifying sentiment can only meet the needs of a certain kind of consumers, and exist as a type of commercial pedestrian streets, but they are not universal.
