Discovery Bay
Discovery Bay is the flagship property of Hong Kong Xingye International Group Co., Ltd. It is located on the northeast coast of Lantau Island, surrounded by mountains and facing the magnificent sea view of the South China Sea, just a short distance from Hong Kong Island.
history
In 1977, Societe Generale of Hong Kong took Discovery Bay as a mortgage and borrowed money from Moscow naroni bank, a state-owned bank of the Soviet Union. However, it was unable to pay its debts. The land of Discovery Bay was confiscated by Moscow naroni bank at any time. Hearing the news, Cha Jimin spent tens of millions of Hong Kong dollars to buy a large area of wasteland in Discovery Bay, Lantau Island, to prevent the land in Hong Kong from falling into the hands of Russia, and to acquire and take charge of Hong Kong Xingye, so as to develop Discovery Bay into a high-quality living community.
Different from other large-scale development projects in Hong Kong, all the development projects in Discovery Bay are basically private construction. In those days, there was no road, no water and electricity. It was only accessible by sea, but no wharf. All infrastructure projects in the region must start from the beginning. These development projects require a huge investment of at least HK $600 million. Moreover, the risks are very high and there are absolutely many engineering and technical challenges. With the dream of "building a unique community on a sleeping island in the South China Sea", the cha family overcame the difficulties one by one, such as investing in the construction of ponds, artificial beaches, tunnels and cable laying, aiming to build a small community full of southern European style. The construction of Discovery Bay, including the fire stations and police stations under the government, the local primary schools funded by the government and the private reservoirs, are privately built by the developers. The government is mainly responsible for examination and approval, and the progress of the whole development plan is carried out in accordance with the formal master plan.
The first phase of the development of Discovery Bay is based on the European style low-density luxury house with infrastructure; the second, third, fourth and fifth phases are designed with postmodern style; the sixth phase is built with leisure shopping mall and postmodern style as the landmark of Discovery Bay; the Bi Ru Tai is designed with Chinese modern style.
The development of phases 7, 8, 9, 11 and 12 of Discovery Bay, with the theme of southern European style low-density luxury residential area, has attracted a group of residents who yearn for foreign life forms to move in. Phases 10, 13, 14 and 15 are designed with unique and fashionable methods, aiming at young or young target customers, and making Discovery Bay a major residence for foreigners in Hong Kong.
As the government launched the Hong Kong Airport Core Programme in the 1990s, the number of residents in Discovery Bay increased significantly. As a developer, Hong Kong Societe Generale international continues to explore new residential land. As of March 2018, Hong Kong Societe Generale international has completed 15 projects in Discovery Bay, with a permanent resident population of about 20000 (more than 50% of them are non Chinese).
Discovery Bay was developed from the end of 1970s to the beginning of 2018. It has been developing continuously for 40 years. It is an important milestone in the development of Hong Kong Industrial International Group. The whole project is like a modern version of "Yugong moving mountains".

With a total area of about 650 hectares, equivalent to 8% of Hong Kong Island, Discovery Bay is the largest land area granted by the Hong Kong government at one time. It is also the largest private development project in Hong Kong and the first resort residential project in Hong Kong.
At present, the overall floor area ratio of Discovery Bay is only 0.15, which is the first green city in Asia. The green area accounts for 2 / 3 of the total area. Private cars are prohibited in the area, and electric public buses and golf carts with less pollution are replaced.

The infrastructure of Discovery Bay is almost entirely developed and managed by Hong Kong industrial, including roads, community facilities, water and electricity, fuel, etc. The government has only fire stations, post offices and a public school.
Earlier than the initial stage of the project planning, Hong Kong Industrial International has been determined to develop Discovery Bay into a "green city". Green building elements have been added to the project. A large number of land areas are planned as gardens and green belts, including Central Park, mangrove wetland natural ecology and suburban hiking trails. It is a rare high-quality environmental residential area in Hong Kong.
In terms of reducing carbon emissions and saving resources, all diesel vehicles in Discovery Bay use diesel that meets the EU phase V standard. New buses and diesel vehicles purchased after 2017 are equipped with EU-6 engines to reduce road emissions.
In recent years, more kitchen waste machines have been set up in Discovery Bay to implement the kitchen waste recycling program, and activities have been held to collect leftover food and give it away to encourage Discovery Bay Residents to practice, reduce food waste and experience a comprehensive green life.
In 2018, Discovery Bay won two awards in the "capital outstanding developer Award" held by "capital magazine" and "capital week", including the "urban design and master planning" award and "environmental protection and greening development" award, which have been won for many years since 2010.
Discovery Bay has a number of initiatives: the first residents' club in Hong Kong; the first demonstration unit; the first purchase of home appliances; the first "Louhua" housing estate in Hong Kong. At present, phase 1-15 houses have been sold and completed, and the new buildings are under continuous development and construction.
